When a house or condo is empty and the person responsible is elsewhere, a scheduled visit and a clear report make it easier to keep track of the property.
Arrange Home Check visits
Owner-operated Home Check
DBC Home Check visits can be arranged for an empty home between occupants, a property awaiting sale, or an estate residence being looked after by an authorized executor or family representative.
Visits cover agreed, readily accessible areas. We record visible conditions, note anything that needs attention and report to the designated decision-maker. Mail collection, agreed plant care and access for an authorized contractor can be included in the written plan.
For someone managing the arrangements from outside Southern Vancouver Island, the visit record provides a practical update without requiring a trip for every routine check. DBC does not make estate, tenancy, legal or property-management decisions on your behalf.
A written plan for the property
Confirm who can authorize entry and give property instructions. Name the person responsible for decisions and any additional people who should receive the reports.
Review the rooms and exterior areas to check, keys and codes, building or strata contacts, restricted spaces and any expected visits by other people.
Agree on the checkpoints, visit details and relevant photographs to include. Reports distinguish observations from tasks completed and identify matters that need your decision.
If trades need entry or the property needs cleaning before a viewing or handover, arrange the work in advance. Attendance and any additional service are confirmed separately.
DBC is not a security company and does not provide guarding, patrols, surveillance, alarm response, or emergency response. Home Check covers scheduled visual observations of readily accessible areas; it is not a technical building inspection or a guarantee against loss.
Plan the absence
An empty estate home or a property between occupants may have different policy conditions from a furnished home whose owner is on holiday. Ask the insurer or broker how they classify the property and what visit schedule and records are required. Provide those instructions before service starts; scheduled Home Check visits are not a substitute for confirming coverage.Home-check frequency and departure guide
